Skyler Design Build, LLC (“Skyler”) is currently looking to fill a Superintendent role in Denver, CO, Houston, TX, and for national travel work. This position focuses on development of core-project management skills, with an emphasis on managing commercial and medical construction activities. Daily interaction with the project manager, superintendent, foremen, craft, and owners will provide a unique opportunity to wear several hats during the construction project. Individuals will assist in processing and distributing construction documents, field oversight and labor, health and safety, work processes, field paperwork, design changes, proposals, estimates, and other clerical and administrative tasks. This may include updating the project drawings and specifications, managing requests for information, pay applications, submittals, health and safety items, and close out documents.

On the field side, candidates will work directly with the owner, architect, engineer, vendors, subcontractors, and project management team conducting field inspections of system installation, developing and updating construction schedules, building complex mechanical and electrical systems, overseeing building and maintain medical containment’s and ICRA, conducting daily health and safety meetings, attending or hosting project meetings, documenting and quoting field changes, managing craft and trades, and updating redlines. On the technical side, candidate will support and assist with project and equipment inspections, vendor coordination, redlines, equipment startup, commissioning document control, and supporting the commissioning process.

Responsibilities
• Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods.
• Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
• Coordinates the pre-construction meeting with the Project Manager prior to mobilization.
• Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
• Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (3) meets with subcontractors prior to the sub's mobilization to review scope of work and schedule; also, advises subs prior to each phase of work on schedule and phasing requirements; and (4) meets regularly with clients to update them on the project's progress.
• Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project work force.
• Confers with supervisory and engineering personnel and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods.
• Inspects work in progress to ensure that work conforms to specifications and to construction schedules.
• Manages the project based on progress reports, materials used, and costs and adjusts work schedules accordingly.
• Works with the Manager of Craft Resources to move personnel from project to project, minimizing hiring and layoffs; is responsible for crew mixes and work assignments to manage labor costs; may terminate company craft personnel not performing according to company policies, procedures, or other job requirements.
• Works in conjunction with project manager in preparing the Project Management Plan.
• Ensures that company policies, such as safety policies, equal opportunity, and others, are implemented consistently. Ensures company quality standards and housekeeping requirements are maintained.
• Tracks and coordinates equipment deliveries.
• Develops pre-construction and construction RFP packages.
• Develops process and procedures, training guides, health and safety programs, field logs and protocols.
• Assists or leads in bidding process and material takeoffs.
• Assists or leads in material management and inventory.
• Assists or leads in creating and managing a project budget.
• Establishes job processes (RFIs, submittals, and pay applications) including approving pay applications and negotiating subcontract change orders.
• Ensures that required project documentation is submitted in accordance with the project schedule. 
• Manages in conducting project meetings, setting milestones, and formulating monthly owner report.
• Update project schedule, ensure project quality control, and establish overall project logistics. • Review vendor submittals.
• Collaborates with the project team and site operations team throughout the life of the project. • Manages in developing a critical path schedule.
• Maintain adherence to Skyler’s standards of safety and lead safety meetings and training • Assists or manages Skyler, Owners, Subcontractors and Vendors to provide conflict resolution for Project issues.
• Assists or manages in coordinating and managing the quality control process for all scoped systems.
• Coordinates and tracking critical path construction activities.
• Assists or manages in managing startup and pretesting of mechanical and electrical systems 
• Coordinates and supporting third party commissioning activities.
• Assists or manages commissioning documentation.
• Assists or develops the closeout process and package.
• Performs other related duties as assigned.

Qualifications 
• High school diploma required, four-year degree from an accredited university within construction, engineering, business concentrations, or engineering is strongly preferred.
• Must have sterile construction experience.
• 5+ years’ experience in commercial construction, including experience with a commercial general contractor, or experience in medical/hospital construction preferred.
• Previous experience on commercial job sites, mission critical construction, and hospital construction strongly preferred.
• Passion for construction and our industry; ability to recognize and seek quality
• Has the ability to operate office equipment, such as fax, copier, and telephone. Can use spreadsheet and word processing software.
• Knowledge of software systems including but not limited to: Microsoft Office suite (i.e., Project, Excel, Word, Outlook, PowerPoint, Visio, Access, etc.), Adobe, BlueBeam, and CAD.
• Ability to complete construction activities and lift at least 50-lbs.
• Willingness to travel local and nationwide 25%+.
• Demonstrated knowledge of construction processes.
• Has a valid driver's license and is able to travel to and from the project site.
• Understands and applies building codes and other design requirements correctly and reads blueprints accurately.
• Has good understanding and knowledge of subcontractors' scopes of work and tolerances. • Knowledge and use of CMiC preferred.
